Filed Your 2026/27 Nassau County Property Tax Grievance? Here’s What Happens Next

The April 1, 2025 deadline to file a property tax grievance for the 2026/27 tax year has passed. If you submitted your grievance on time—great job! Nassau County has some of the highest property taxes in the nation and by filing, you’ve taken a smart step toward lowering your tax bill – a major component in the total cost of home ownership.  

Now that your tax grievance has been filed, there’s nothing more you need to do immediately—but it’s important to stay alert for updates as your case moves through Nassau County’s review process. 

What to Expect Next 

County Review:
The Nassau County Assessment Review Commission (ARC) is now in the process of reviewing thousands of grievances from county residents. This process takes time and can run all the way until March 31, 2026. (ARC is bound by the administrative code to handle your grievance no later than that date). 

If ARC decides to offer a reduction, you’ll be notified. If you’re working with Maidenbaum, we’ll receive the offer first and pass it along to you—by email and postal mail—along with expert advice on whether it makes sense to accept it. 

Tip: You can always check the status of your case using Maidenbaum’s client portal at clientportal.mptrg.com. 

Accepting an Offer:
If you decide to accept the County’s offer, your grievance will be considered resolved, and your home’s Assessed Value will be adjusted accordingly. You should see the change reflected on the final assessment roll that will be published on April 1, 2026. 

Declining an Offer:
Don’t like the offer? Don’t despair. You still have the right to take your case to Small Claims Assessment Review (SCAR). This involves filing a petition by April 30, 2026 and paying a $30 filing fee. If you’ve chosen Maidenbaum to be your representative, we’ll handle all of that for you—including showing up at the hearing to argue your case. 

During a SCAR hearing, it’s up to the homeowner—or their authorized representative—to demonstrate that the County’s assessment is either excessive or unfair. That’s where having an experienced advocate makes all the difference. Maidenbaum has a strong track record of successfully contesting unequal or inflated assessments at SCAR hearings. And the only cost involved is a modest $30 court filing fee. 

When Will I See a Reduction?
If your case is settled at ARC,  any approved reduction should appear on your tax bill as lower taxes. You should see the difference starting with your October 2026 school tax bill and your January 2027 general tax bill. If your case goes through SCAR, the timing may vary, and your refund could come in the form of a check, a credit, or an updated bill.
