Owning a home in Nassau County has never been inexpensive. As another property tax grievance season approaches, homeowners have plenty of reasons to keep a close eye on what it costs to own and maintain their homes.
Home prices remain high. Energy, insurance, repairs and other everyday expenses continue to put pressure on household budgets. And, of course, there are property taxes, an expense Nassau County homeowners know all too well.
You can’t control every one of those costs. But you can challenge your property tax assessment.
Just be careful whom you trust to do it.
Homeowners Have Good Reasons to Look for Savings
Nassau County real estate remains extraordinarily valuable. According to Redfin’s Nassau County housing market data, for the three months ending in August 2026, the median sale price of a Nassau County home was approximately $877,000, up 3.5% from a year earlier.
Other costs remain unpredictable. According to PSEG Long Island’s rate information, the Power Supply Charge increased 20.14% from August to September 2026. Meanwhile, the New York State Comptroller reports that the property tax levy growth cap for school districts remains at 2%, but that cap doesn’t freeze an individual homeowner’s tax bill.
With so many household expenses beyond your control, challenging a property tax assessment that may be too high is simply smart financial housekeeping.
But Beware of Promises That Sound Too Good to Be True
Today, homeowners have more property tax grievance companies competing for their business. That makes it especially important to read the fine print before signing up.
Is the company showing you an impressive estimate of how much you’ll save? Remember that no grievance company can know in advance exactly what your eventual tax savings will be. Assessments, tax rates and the outcome of the grievance process all matter. A projection is not the same thing as an actual reduction.
Also ask exactly how fees will be calculated. Are there additional costs, penalties or changing fee structures buried in the agreement? Does the relationship automatically continue into another year? What happens if you sell your home?
Don’t make your decision based solely on the biggest number on a website. Understand what you’re authorizing and what you’ll actually owe.
Know Who You’re Trusting With Your Information
A property tax grievance also requires you to entrust a company with information about you and your home. Before clicking “authorize,” look at the company’s privacy policy.
Does it share information with marketing or referral partners? Can your information be used for targeted advertising? Can you easily determine what information is collected and how it is used?
And don’t overlook another basic question: Can you reach a real person when you need answers?
An easy online signup can be convenient, but property tax grievances can involve questions, offers and decisions that deserve a clear explanation from someone who understands the process.
It’s also worth checking independent consumer reviews. Look beyond the overall score and read what both satisfied and dissatisfied customers say about communication, fees, results and customer service.
Why Maidenbaum Is Different
Maidenbaum has spent more than three decades focused on Nassau County property tax grievances. We understand local assessments, comparable sales and the County’s grievance process, including when it may make sense to appeal a case through Small Claims Assessment Review (SCAR).
Just as important, we believe homeowners deserve transparency. There are no hidden fees, penalty clauses or fluctuating fee structures. If we don’t successfully reduce your assessment, there is no fee. And we don’t share your personal home data to market to others.
We also don’t believe in enticing homeowners with promises of savings that can’t yet be known. We base our work on actual published information for the relevant tax year rather than presenting an estimate as though it were a guaranteed result.
And Maidenbaum clients aren’t left wondering whom to contact. Real people are here to provide real answers and guide clients through the process from beginning to end.
Choose Carefully This Grievance Season
Challenging your assessment can be a smart financial move. Choosing the company that handles that challenge deserves just as much thought.
Read the fine print. Ask questions. Know how your information will be used. And be wary of anyone who promises savings before the grievance process has even begun.
For decades, Nassau County homeowners have trusted Maidenbaum to fight for fair assessments with experience, transparency and personal service. As another grievance season approaches, those differences matter more than ever.
Let Maidenbaum challenge your assessment and help make sure you aren’t paying more than your fair share.
