Now that the March 31, 2026 deadline has passed, it’s completely normal to be wondering: What happens next? And maybe even: When will I hear something?
Let’s walk through what you can expect in the coming weeks and months, so you know exactly where things stand.
Things Are Moving (even if you don’t see it yet)
Right now, Nassau County’s Assessment Review Commission (ARC) is sorting through a very large number of filed grievances. This is the start of the official review process. Behind the scenes, your case is already in motion. At Maidenbaum, we’ve submitted your grievance along with the supporting data needed to make a strong case for a reduction.
Even though you may not receive updates right away, this is a very active period, and an important one.
Spring Into Summer: Nassau County reviews your case
Over the next few months, ARC begins evaluating each grievance. They’ll be comparing your property to comparable sales, reviewing market conditions, and considering the arguments made on your behalf.
There’s nothing you need to do during this stage. Maidenbaum continues to monitor everything and make sure your case is positioned as strongly as possible.
Fall, Winter and Spring: progress, negotiations, and outcomes
As the year moves along, many cases start to reach the next phase, where decisions begin to take shape. In some situations, ARC may agree to a reduction based on the information provided. In others, there may be additional discussions or steps required. ARC officially has until March 31, 2027 to make offers.
If needed, Maidenbaum will handle negotiations and guide your case forward.
What If Your Case Goes to SCAR?
In some cases, the County may not offer a reduction during the initial review process or may offer a reduction that we believe is not sufficient. When that happens, the next step would be to file a Small Claims Assessment Review (SCAR). This involves filing a petition by April 30, 2027. If your case moves to SCAR, there’s no reason for concern: this is a normal part of the process for many homeowners, and it simply means your case will be reviewed more formally.
Here’s what you can expect:
- A hearing will be scheduled where your case is reviewed by an independent hearing officer
- Evidence (such as comparable home sales and market data) will be presented to support your claim
- A decision will be made after the hearing regarding whether your assessment should be reduced

If your case is settled at ARC, any approved reduction should appear on your tax bill as lower taxes. You should see the difference starting with your October 2027 school tax bill and your January 2028 general tax bill. If your case goes through SCAR, the timing may vary, and your refund could come in the form of a check, a credit, or an updated bill.
