Inflation Is Squeezing Nassau County Homeowners
Like everyone else in the New York metro area, Nassau County homeowners are dealing with the effects of inflation in 2025. The region’s Consumer Price Index jumped 3.2% year-over-year, thanks to rising costs for housing, food, and energy (U.S. Bureau of Labor Statistics). At the same time, home values here climbed 4.7% over the past year, with the average price now around $824,000 (Zillow). 

Put simply, mortgages, taxes, and utilities are eating up more of household budgets. That’s why keeping your property taxes as low as the law allows is more important than ever. 

Nassau County Property Taxes Keep Climbing
Property taxes are rising across the country, but Nassau homeowners are especially hard-hit in 2025. Two big reasons: 

  1. The end of the Taxpayer Protection Program (TPP). This five-year phase-in, which softened the blow of the 2020–21 reassessment, officially expired with the 2024/25 tax year. Without it, many homeowners are now paying the full impact of higher assessed values.

  2. School taxes. School district levies make up 60–70% of the typical Nassau County property tax bill, and even with a 2% annual cap, they’ve been climbing steadily year after year.  

With TPP gone and school taxes continuing their rise, this year’s bills could likely be some of the steepest Nassau has seen in years. 

Insurance Costs Are Soaring Too
As if taxes weren’t enough, home insurance premiums are also spiking in 2025, especially for homeowners in coastal or flood-prone parts of Nassau County. Policies are now costing thousands more per year, and flood insurance adds yet another expense. 

These jumps aren’t random. Insurers are adjusting rates to account for the increasing frequency and severity of extreme weather. Across New York State, average homeowner insurance premiums have risen 19% since 2018, including a sharp 6.4% increase in 2023. Experts warn that Long Island rates are now among the highest in the state, a direct result of climate change and the growing risk of severe storms.
